LSS offers advisory and technical support for consolidating multiple land parcels into a single title, in line with Section 57 of the Physical and Land Use Planning Act (PLUPA) and Section 54 of the Land Registration Act, 2012. This process is useful for developers or property owners looking to unify parcels for development or simplified ownership. If tied to development, it includes preparation of Form PLUPA/DC/1A and coordination with the National Land Commission (NLC) and Land Registrar. Who Should Undertake Amalgamation Developers or landowners who want to combine two or more adjacent parcels into one for purposes such as: -Comprehensive development on a larger, unified plot -Streamlined ownership and registration -Compliance with planning and zoning frameworks that encourage or require amalgamation Client Requirements (submit via LSS secure upload portal) -Ownership documents for all parcels (title deeds or lease certificates, per Land Registration Act, 2012, Section 25) -Recent land searches for each parcel (done within the last 3 months, per Land Registration Act, 2012, Section 34) -Survey plans or cadastral maps for each parcel (per Land Registration Act, 2012, Section 30) -Proposed amalgamation plan or sketch -Consent from co-owners or any financiers (e.g., banks, per Land Registration Act, 2012, Section 56) -Proof of land rent payment or clearance certificate (recommended for leasehold land, per Land Act, 2012, Section 32) What LSS Will Do -Prepare Form PLUPA/DC/1A (if amalgamation is connected to a development proposal, per PLUPA Section 57(2)) -Draft public notice for newspapers (if zoning or land use changes are needed, per PLUPA Section 58(7)) -Draft on-site public notice for posting (if required by county, per PLUPA Section 58(8)) -Develop a planning brief showing how the amalgamation supports development plans or zoning rules (per PLUPA Section 57(3)) -Coordinate with a licensed surveyor and Land Registrar for title consolidation (per Land Registration Act, 2012, Section 54)
