Land Subdivision Schemes
Planning schemes for dividing land into development parcels.

01 · Understand the application
A subdivision scheme plans how an existing parcel could be divided into smaller parcels while addressing access, services, land use and site constraints. The layout should respond to how the land will function after division, as well as the client's proposed parcel arrangement.
We review the development intention and available land and survey information, test planning layout options and prepare the scheme documentation agreed in the instruction. Planning work is coordinated with the licensed surveyor responsible for the relevant survey contribution. Title, ownership, restrictions and transaction questions are referred to the appropriate legal and land professionals.

Points to agree in the technical brief
- Confirm the parent parcel, available title and survey information, subdivision purpose and authority to instruct the work.
- Agree the planning layout, access and service considerations, and identify survey and legal inputs needed for later stages.
- Distinguish planning approval from cadastral survey, land registration and creation of new titles in the deliverable schedule.
07 · Common questions
Is a planning scheme the same as a completed subdivision and new titles?
No. Planning review, survey work and land registration are distinct stages. The proposal identifies which tasks Lybrae undertakes and which belong to other professionals or authorities.
Can you tell me the minimum plot size immediately?
The applicable planning provisions, site context and authority requirements need to be checked before advising on a proposed layout.
Can you use an existing survey plan?
We review the available plan with the appointed surveyor and identify any updating or verification required for the instruction.
